Earthquake in California!!! 5.6 on the Richter Scale

Earthquake in California 5.6 Richter Scale.

I was watching the news and they announced an earthquake that just occured.

I couldnt find any breaking news on this story.. I have a few friends there...and wanted to see what part.

They are already going through a lot with that fire going on...and it's only 50% contained!!! That's insane!!

Has anyone heard any news yet? Just want to make sure everyone is okay.

Super Bowl is this Sunday 415 EST CBS - November 4, 2007

That's right....The Super Bowl will be THIS SUNDAY.

Might as well be called the Super Bowl when you have the best two teams playing each other.

The worst part is whoever wins will easily defeat anyone from the NFC.

This maybe one of the worst seasons ever. I would love to see the Patriots play the Colts in the Superbowl but their both in the same Conference!

The only two undefeated teams in the NFL....will finally meet.

Brady/Moss Vs the defending Champions Manning/Addai.

Who will come out blue in the end?

What is wrong with the ActiveRain members posting in the Referrals Section?

C'mon folks....the Referrals section isnt to post your advertisements or to ask for help.

You can use the Q&A for any help that you may need for finding a loan officer program or questions about AR.

Why are realtors posting their listings on the Referrals section? On top of that they place a 'referral fee' for anyone who sends them a buyer.

I guess maybe the guidelines for ActiveRain have been updated.

ActiveRain's PageRank Drops to a 5!

I recall AR's Pagerank being a 7 right before the change! (Changed today)

That's a 2 point drop.....scale is from 1-10.

My Mortgage North Carolina website FINALLY received a Pagerank of 1...after starting the site on August 25th...and the site went live in the first week of September.

The funny thing is that I have almost 1,000 backlinks with Yahoo, MSN, and with some other search providers.

With Google I have 0! I think they seriously need to fix this sooooon.

Most SEO experts say that PageRank means NOTHING...NADA....ZIP....ZERO!

I added Google Analytics to my SEO arsenal...this site helps to verify how many visitors have visited your site...and from where. (Pretty cool tool...does some other stuff like keywords that led to your site. etc)

I added this tool on October 16, 2007.....and did a Unique Visitor Count

Here are my results

439 Absolute Unique Visitors  in only 10days!!!

My advice..focus on new content..and more cotent..and other stuff besides the 'green bar' on the google toolbar

Pagerank doesnt determine how many visitors visit your site..Check out Alexarank for your visitor rank.

Carolinahomerates.com has a traffic rank of:  2,488,099  This was right before I added the Google Analytics.

Can Valid information be removed from your Credit Report? The answer may surprise you!

I saw a post today indicating that 'valid information' can't be removed from the credit report.

This is INCORRECT as many individuals have and continue to remove VALID items on their credit report.

Bankruptcies, credit inquiries, judgments, collections, and late payments can all be removed from a credit report whether it's valid or not.

Is going to a credit repair agency the best option? Probably not. You can dispute the items yourself, and not incur any costs.

A Credit repair company might offer one of those 'Attorney' letters that may make the collection agency think twice before declining your dispute.

A simple search on google can lead you to some free credit dispute letters, and may only require registration.

Go to Self Credit Repair if you would like to know why valid credit information can be removed.

*Attempting to remove valid information from your credit report is 'illegal', but still happens every day!

I'm #1 for my top keyword on MSN!

It seems MSN is a lot easier to get on #1 position than Google or Yahoo.

My North Carolina Mortgage website was registered 08/25/2007, and I have been working day/nite to get up & running.

The keyword Mortgage North Carolina is the 'coveted' term that I have been aiming to get.

With 28,500,000 results.....my website is #1!!!!!!!

Now I have a lot more work to do for Yahoo and Google. I'm aiming to get the #1 Google position before the end of this year.

 

P.S. I think ActiveRain gave me a huge boost with their high PR ranking.

Google Sandbox Checker and check how you rank with your keywords

This website is pretty good. It can check out how you rank in the search engine findings with different keywords.

You're able to check with Google, Yahoo, and MSN. Also, it has a backlink checker to help you see all the links that point to your website.

You can also compare your website to a competitor's by using the Link Popularity.

They also have a future pagerank checker, and one for your current pagerank.

Charlotte North Carolina Realtor Employment

I finished my class a while ago, and I'm looking to take the NC Real Estate Exam in the next week.

I wanted to see what's a good company to work for. Also, if anyone can point out questions I should be asking my future employer.

I'm also a loan officer, and wanted to know if any BIC will have problems with me working as a Loan Officer.

Any fees that I should know about? Should I start off as a listing agent? buyer's agent? etc.

Are there any good companies that train new agents? Any companies where I can avoid paying high fees?

Any comments or thoughts will be appreciated!

Pageranks consists of many factors but one of the biggest points is your backlinks.

Backlinks is a link that is coming from another website....that points to your website.

The best backlinks have anchor texts.

FHA Loan you should include a keyword like this.

Make sure to 'optimize' your blog with anchor texts pointing towards your homepage. Remember to put KEYWORDS.....don't put something that isnt searched for. If you own john's real estate company......and it's located in Miami, FL....you will need to put something like 'Miami Real Estate'. It's obvious that nobody will jump on Google and search for john's real estate company UNLESS it's a huge brand name like ReMax.

Matt Cutt does an excellent job on his blog.

Credit Repair - Equifax deleting items, and removing credit Inquiries

Let me first say that Equifax is probably the best user-friendly website for online credit repair disputes. It allows you to dispute unlimited times with or without a 'confirmation' number. Their turnaround time for self credit repair disputes can be the quickest of all 3, and it's my favorite out of the three agencies.

Let's start off by going to their website.
Currently it's located at http://www.equifax.com/ or http://www.econsumer.equifax.com
On the page you will see the 'Online Dispute' tab.
After clicking the tab, you will need to input a 'zip code', and click 'Submit'.

It seems that a different zip code will send you to a different dispute center in the United States. For example, CA has a larger population thus having more disputes. One worker can probably deal with 10 disputes per day compared to a NC worker with 3-4 per day. Larger amounts of work on someone's desk can lead to ineffeciency.

After clicking submit, you will have two choices to dispute. Either you have a 'confirmation number' that is less than 60days old or you can dispute everything manually. With the 'confirmation number' you will be able to dispute a lot quicker. Everything is auto-populated, and you will need to just click on the corresponding field for your dispute.

"If you do not have a confirmation number, click here to start your investigation." This step is for the manual disputes or for everyone who doesnt have a 'confirmation number'. After clicking on the link, it will take you to the next page that will allow you to INPUT everything. Confirmation number ISNT required, but the RED FIELDS need to be filled.
You will need to put the CORRECT creditor's name as it appears on your credit report. You will also need to put the correct account number that appears on your credit report. Putting the PARTIAL number is fine.

You can only dispute 6 items at a time with the manual disputes. If you are disputing Credit Inquiries, replace the account number with 'INQUIRY 05/10/2007'. The date will need to be the exact inquiry date that appears on your credit report. If you have different dates, then you will need to dispute each one. The name of the company that appears on the credit report needs to be filled under the Collection Agency, Courthouse, or Credit Company Name.

Normally, they will remove all inquiries EXCEPT if there's an open account with the same creditor around that inquiry date.

Click on Send Mail to submit dispute.

The great thing about this site is that it allows you to dispute multiple times, and it's FREE! No letters, no phone calls, no hassles.

Self Credit Repair IV - How to delete erroneous items in a few days

Today, I will cover how to do 'rapid rescore' (Credit Repair) for free.
Average turnaround time is about 3business days.

Transunion's call center has a department called the 'mortgage pending department'. It's very important to know that this department is for mortgages only, and not other types of transactions. The borrower will first need to apply for a mortgage before calling Transunion. Transunion will see the 'credit inquiry' from the mortgage lender, and proceed with the call. They will ask for closing date, broker's company, loan officer's name, and phone numbers. Make sure you have this in front of you before you call!

Once you speak to a live agent, you will need to explain to them that you have a mortgage closing within X amount of days. Ask the live agent to be transferred to the 'mortgage pending department'. Remember that not ever call center has a mortgage pending department. If this happens, the live agent will tell you to hang up and call again. Otherwise, they will transfer you to the 'mortgage pending department'. This department will go ahead and ask you a series of questions. Basically, why are you disputing this item, who told you about us, when is your closing, etc.

Make sure to say that 'the mortgage lender told you about the department'! Doing this type of credit repairing is quicker, and no cost to your borrowers.

Equifax's live agents are able to handle these requests without being transferred. They call it the 'expedited process'.

Make sure that you sound URGENT and/or DEMANDING on the phone. If you dont care about it being done neither will the agent.

Blog Comments with Huge Signatures...VIOLATORS Must Read!

I havent been on ActiveRain for very long, but I have noticed that there are a lot of blog comments with HUGE SIGNATURES!

Most people start a blog to advertise their name, brand, face, products, etc.

It's kind of rude to advertise your face, products, company, etc on the BLOG COMMENTS.

Blog comments should stick to JUST COMMENTs on the blog, and not including a picture of yourself, your company's name, etc.

Let's all be courteous to one another, and please refrain from posting comments that YOU yourself wouldnt want someone posting on your own blog.

The only CUTE FACE that should show up on the blog is my 2yr old son. :)

FHA Loans with 400 Credit scores!

A lot of Realtors aren't aware of the lowest credit scores used by FHA approved lenders. This is very important as most loan officers will decline a borrower with a 400 credit score. If the mortgage broker has a lender that 'manually underwrites' their FHA loans, then they will have a good shot of receiving an mortgage approval.

Manual Underwriting is used when a low credit score appears or when there may be no credit score at all. Car insurance, phone bills, rental payments, and utilities are some of the nontraditional tradelines used with an FHA loan. One of the issues most realtors have is that their current lenders may not offer manual underwriting.

Normally, a loan officer will input the loan application in the Automated Underwriting System. If they receive a refer/eligible, they will normally decline the application.  FHA loans allow low scores, but you're not allowed to have any credit lates in the last 12months. Chapter 13 bankruptcies need to wait 1yr after discharged, and Chapter 7/Foreclosures will need to wait at least 2yrs.

Subprime mortgages generally have mortgage rates higher than 8-9% while a FHA loan can be 7% or lower for a 30yr fixed mortgage. This will also depend on the loan amount.

Self Credit Repair III - What is Rapid Rescore?

Rapid Rescore is the expedited credit dispute process which is used by mortgage brokers, and lenders. Normally, dispute processes can take 30-45 days, but a Rapid Rescore can be done within 72hrs. The mortgage broker submits supportive documentation to a 'credit provider' in which they submit it directly to Equifax, Transunion, and Experian. The credit provider will review the documentation given to make sure it is valid. They can reject the documentation in which the mortgage broker can still incur costs.

After the credit agency reviews the documentation, they will make a judgement in whether they should comply with your dispute. When they have made a decision to comply, they will provide a new credit score to your credit file. (Whether it is higher or lower)

Rapid Rescoring is around 30-50 dollars per tradeline per credit agency.
If you had a Sears account that was reporting to the 3 agencies, the costs can be at least 90-150 dollars. Rapid Rescoring is used to remove, update, or restore an account on your credit file in a expedited process.

It is taught that Rapid Rescoring is not for the public, and needs to be done through a broker or lender. This is incorrect as you will read in my next post. Rapid Rescore CAN lower your score, and it is very important to understand the concepts around a credit score.

If a dispute regarding an item of information in a consumer's file at a consumer reporting agency is resolved in accordance with paragraph (5) (A) by the deletion of the disputed information by not later than 3 business days after the date on which the agency receives notice of the dispute from the consumer in accordance with paragraph (1)(A), then the agency shall not be required to comply with paragraphs (2), (6), and (7) with respect to that dispute if the agency

(A) provides prompt notice of the deletion to the consumer by telephone;

(B) includes in that notice, or in a written notice that accompanies a confirmation and consumer report provided in accordance with subparagraph (C), a statement of the consumer's right to request under subsection (d) that the agency furnish notifications under that subsection; and

(C) provides written confirmation of the deletion and a copy of a consumer report on the consumer that is based on the consumer's file after the deletion, not later than 5 business days after making the deletion.

Improve Credit Score

Today, I will cover why it's important to strategize your self credit repair disputes in order to have a successful outcome. Not many borrowers are aware that deleting negative items on your credit report can hurt your score. One of the main factors in a credit score is the 'credit history'. Whether it's positive/negative it will impact your score in a positive/negative way.

Derogatory accounts can be on your credit report for up to 7yrs from last activity. The activity is being reported for 'credit history' and accounts for 15% of your score. If the derog is much older than most of your credit accounts it is actually the account that is giving the positive affect on the score. If you delete this derogatory it WILL lower your score.

Bankruptcies have been deleted from credit reports, and the scores have dropped with many individuals! Generally, a person who files bankruptcy starts rebuilding their credit after 2yrs. All credit items listed under a bankruptcy is UNRATED towards your credit score. The actual bankruptcy (listed under the Public Records section of your credit report) is the item that is RATED. Many disputers are baffled when items listed under a bankrupty doesnt raise the credit score after being deleted. Make sure to compare the credit items on your credit report before disputing any items.

These helpful factors can help you dispute effectively:
1. When the account was open
2. When the account was first/last reported
3. Last account activity date
4. Original Creditor or Collection Company
5. Duplicates with different companies for same account.
6. Hard credit inquiries
7. Transfer/Sold/Paid dates
8. 1st Delinquency date.

One of the foolish mistakes a Credit Repair agency may make is attempting to delete an item (from the original creditor), because of late payments. What they're not realizing is that if the account is 'closed' or has been inactive for a while, the original creditor is less likely to respond back to the Credit Bureau. This will result in a 'deletion' of a credit item in your 'credit history'. They should be requesting 'payment history validation' to result in 'NEVER LATE' on your credit report. Collection, bankruptcy, and lien items cannot be used for this tactic.

Learning to repair your credit will help you save money by doing it for free, and saving from high interest rates. Mortgage lenders can penalize you for a low score or for low credit worthiness. After fixing your credit you should be able to qualify for the best mortgage rates or loan programs.

Repair Credit Score

Most self credit repair disputes are resolved in the borrower's favor, and nobody can figure out why. Consumers dont realize that it cost money to report, dispute, re-report, validate, etc for a Creditor.

Creditor's are businesses that extend credit to borrowers for mortgages, credit cards, auto loans, etc. For example Carteret Mortgage, Discover Card, and Honda Financial.

These creditors have to pay Experian, Equifax, or Transunion, when they are reporting you. Normal subscriptions to the credit agencies might be a client that pays on time, and has no problems in the future. If you dispute an account, the credit agencies will contact the creditor, and will initiate an investigation. The creditor spends money researching your request, and now they have to re-report the findings. Whether it's the same information or not they will need to pay the agencies to re-report you.

A lot of borrowers are constantly disputing erroneous items until they are removed from their credit file. This may cost the borrower a few postage stamps, but the cost is a lot higher with the creditor. Eventually, the creditor decides not to respond to the credit agency, and a 'credit deletion' occurs. This would be a normal Credit Repair result.

Many items are generally deleted in the first round of disputes. One of the top reasons is that these accounts are marked as 'paid', and the creditors are losing money by re-reporting you. This is why a lot of Credit Repair agencies go after 'paid/closed' accounts.

Another top reason, is that judgements/bankruptcies are being reported by the local/state/federal government. The federal government normally holds records for 2yrs before storing the record. When they receive an investigation notice (from the Credit Agency), they normally disregard it or take longer than the allotted time to re-report. (30days)

Remember that the Credit Agency will perform your 'request' if the creditor doesn't respond in 30days. If you 'request' deletion, they will go ahead and delete the item. You will need to look at all items on your credit file (positive/negative), before making a decision in how you would like the Credit Agency to respond. Free Credit Repair is simple once you get the hang of it. I sometimes may send someone to a Credit Repair Agency, but that is when I'm overflowed with work.

North Carolina Stated Income programs ending January 1st

This will be bad news for self employed borrowers who like to make a lot of deductions on their tax returns, and are looking for a Mortgage North Carolina.

Most realtors are 1099'ed, and this will not be good for those looking to purchase/refinance their homes.

I'm placing this post because not many realtors or loan officers are aware of the new law that will go in effect January 1st.

It's bad that the state government is interfering into the lending practices, and even worse when the legislature acts like an economist.  This may ruin the economy here in NC as it is/was one of the top places to start a 'successful business'. This may still be true, but let's see how they will receive home financing
