New NC Mortgage Broker Law - Bans YSP or not?

Here is the new law

SECTION 3.  G.S. 53‑243.11 is amended by adding a new subdivision to read:

"(16)   In connection with the brokering or making of a rate‑spread home loan as defined under G.S. 24‑1.1F, no lender shall provide nor shall any broker receive any compensation that changes based on the terms of the loan. This subdivision shall not prohibit compensation based on the principal balance of the loan."

SECTION 4.  This act becomes effective October 1, 2008.

I was wondering what this part means.

Does it mean that we are not allowed to changed the YSP after we quoted it to the borrower? For example, if the YSP is 1%, and we're going to be making 2% for the same rate....are we allowed to receive the extra YSP or will we need to be capped at 1%? (There are some states like Maine that enforces this) I'm assuming that this may also apply to points in the front.

I haven't heard from my Corporate legal department yet, but was wondering if anyone has contacted NCCOB for clarification?

New Jumbo Mortgage Loan Limits have gone up today!

I posted about the FHA loan limits going up, but forgot to include the Jumbo loan limits.

You can visit HUD's website or go directly to https://entp.hud.gov/idapp/html/hicostlook.cfm

Place your state, and all the counties will show up. 

Go to Limit Type and scroll down from 'FHA Forward' to 'Fannie/Freddie'.

North Carolina FHA loan limits had a huge impact, but the conforming loan limits were still at 417k.

Only a few cities like Elizabeth City  (MICRO), and Kill Devil hills had an impact.

A lot of cities in CA had their conforming loan limits go to 729k!!!!!

New FHA Mortgage Loan Limits went up this morning!

FHA Loan limits have gone up today for most of the United States.

The bottom limit is now $271,050, and some areas have gone up to $729,750.

Make sure to check current FHA mortgage rates to see if this may lower your current mortgage rate.

FHA Home loans have been around a long time, and have been helping millions of 1st time home buyers.

FHA mortgage refinances have been helping many homeowners to get out of high rate ARMs.

Charlotte went from 200k to 230k, and now we're at 303k!

Google PageRank Updated Today!

Hey guys....just noticed that the big G updated their page ranks.

My North Carolina Mortgage website was a 1....and now went to a page rank 2.

I know that mine is a low pagerank but my domain was created on Aug 2007.

Domain age may affect in how Google determines your PR or how it is ranked in the search index.

Most of my webpages had a 0, and has now gone to a PR2. Backlinks is a huge factor in determining your PR.

Make sure to always use anchor text (back links) to gain a higher PR ranking.

For example.

Never place your website like this http://carolinahomerates.com

Never put a keyword w/out a link. FHA current rates have dropped.... (incorrect)

North Carolina FHA Mortgage Loans

North Carolina FHA mortgage applications have been rising with the new FHA loan limits.

The current FHA rates have been on the rise, but borrowers are still refinancing from their subprime ARMs.

Charlotte FHA Loan limits have risen to 230k, and may rise again to 271k within 30days.

Charlotte NC has been experiencing a growth spurt with the new residents moving from across the US.

New FHA Mortgage Limits

The new FHA mortgage limits was raised by the final signature needed by President Bush.

The Economic Stimulus Act was signed on February 13th which included higher loan limits for FHA.

$271,050 is the new FHA floor limit, based on 65% of Freddie Mac current loan limits. 

The previous floor was $200,160 based on 48% of Freddie Mac loan limits.

HUD FHA has 30 days after enactment to define the Area Median Prices (AMP), and publish the new loan limits.

The new limits will be the lesser of 125% of the AMP or $729,750 which is 175% of 2008 Freddie Mac limits.

All low median loan limits will go to $271,050. The areas with high AMP can go as high as $729,750.

Yahoo turns down Microsoft's offer! Breaking News!!!

Yahoo says 'Get a life Microsoft...we're worth more than 40bucks a share'.

Well maybe not in those words but Yahoo once again refuses Microsoft's bid

Microsoft has 40USD per share while the Yahoo share is trading around 29dollars.

They want at least 48per share which will be approximately another 12billion for Microsoft.

When Monday comes around....I'm sure Yahoo's share will drop due to their prideful thinking.

These two companies need to work together against the giant Google.

For the sake of consumers....Can't we all just get along?

If you were a Billion Dollar Company....would you buy Country or Yahoo??

It seems everyone is out to bring down the Jolly Green Giant Jolly Green Giant AKA Google.

With just 43 billion dollars (USD of course), we can make history. Microsoft's bid seems a bit steep for Yahoo.

What makes me wonder is where did Microsoft get this money? Did they have it under some huge matress?

Did Mr. Gates have to dig in into his 'small' checkings account?

I wonder how they plan on paying Yahoo. (I think Yahoo only accepts money orders)

I hope Microsoft didnt borrower the money from Bank of America.

It seems that BofA has their own billion dollar purchase.

Question: If you were a billion dollar company...would you buy Countrywide for 4 Billion or Yahoo for 42 Billion?

New Kids: BACK ON THE BLOCK!

I can't believe they're planning a comeback. SPICE girls seem to be doing well, and now we have NKOTB!

It will be really funny to see Donnie Wahlberg back to singing.

I thought he was doing pretty good with the movies, and he hated it when everyone would mention his old group.

Some actors have a hard time coming out of their 'teen years', and never make it big when they get older.

Current Mortgage Rate - Super Jumbo - FHA Loan - VA Loan - Interest Rate

Current Mortgage Interest Rate have dropped due to our market decline this morning. A lot of people are

thinking that the FED's rate cut this morning helped the rates to go down. What they failed to realized was that

Bank of America reported 4th quarter losses, AMBAC 3.26 Billion dollar loss, UAL 53 Million dollar loss, and the

fear of recession. Mortgage Rate tend to follow the 10yr bond notes, but are tied to mortgage back securities.

There are a lot of lenders offering mortgage rates in the low 5's, and super jumbo mortgage rates in the mid 5's

on ARMs. FHA Loan rates have also been dropping, and it's having a huge effect on this economy for those with

low credit scores. Freddie Mac reported the rates around 5.69% 0.5 points on January 17. Finding the

right mortgage lender is going to be a lot easier with the low mortgage rates this quarter.

Have you checked your PageRank lately? Google has just updated it's first PR update for 2008

I'm still confused in how Google operates their PageRank. I lot of SEO individuals state that the PageRank (PR) has no bearing in being in the top 10 for a google search word.

For example, the keyword fha secure programs has been showing my website in the top 3 for google for the last couple of months.

This page is only ranked as a PR 1. Some others that are located in the top 10 are ranked 2 or higher.

Homepossible Mortgages also ranked in the top 3, and only a PR 1.

Super jumbo mortgage charlotte shows up as Gray on the PR, and is ranked #2 today.

My Active Rain North Carolina Mortgage Lender blog is ranked PR 3, and is located as the #3 listed.

What surprises me is my Request More Information page is a PR 2, and it doesnt have any information!

Charlotte Home Mortgages has been greyed out, but it located in the top searches also.

 

I just think it's funny how things operate....and just when you 'think' you figured it out....Google updates their PageRank settings again!
